Standing detached, the cottage enjoys an enclosed terrace and a large lawned garden with stream. Aptly named, The Run was formerly used in the herding up of wildlife, and enjoys a unique position, offering peace and tranquillity with neighbouring woodland and privately owned broad nearby (fishing licences are available locally for maximum of 2 rods in seasonal times). A holiday paradise for nature lovers and bird-watchers, the broad is alive with ducks, geese, swans and a host of other bird life including spoonbills and herons (closed October-April to allow undisturbed nesting of wildlife).
Located in the heart of the Norfolk Broads, Horning village lies less than 1 mile distant for shops, pubs and leisure centre. For family fun, BeWILDerwood Adventure Park is close by. Wroxham (3 miles) offers waterside cafés, restaurants, shops, railway station and other amenities, and the city of Norwich (10 miles) has excellent shopping and market place, fine restaurants, theatre, castle museum and cathedral. Nearby, the popular resorts of Cromer and Sheringham offer lovely beaches together with markets, golf courses, family entertainment and good fishing. Sheringham also boasts over 700 acres of National Trust parkland, and is the terminus for the North Norfolk Steam Railway. The Norfolk Broads are alive with wildlife and offer over 200 miles of navigable rivers and waterways, and day launch and boat trips are available locally to explore the famous waterways and pretty Broadland villages. The fine sandy beaches of the Norfolk coast are just 11 miles away. Golf course at Sprowston Hall (9 miles). Shop 1 mile.

For children, BeWILDerwood offers an outdoor treehouse adventure with zip wires, jungle bridges, marsh walks and boat trips which all combine to add up to a great day out. Of interest, too, is Norfolk’s longest fifteen inch gauge line which runs between Wroxham and the ancient market town of Aylsham. It makes a pleasant way to see the picturesque Bure valley countryside - the 18-mile track follows the course of the stopping on the way at small country villages.
The coast, with its sandy beaches, is only 12 miles and offers the opportunity to experience the delights of attractive coastal villages. Cromer and Sheringham are traditional seaside resorts providing varied attracions for all the family. Alternatively the fine city of Norwich, 8 miles, is a good place to spend the day - visitors will enjoy touring the cathedral, museums, theatre and vast array of cafes and shops. There is a wealth of National Trust properties to visit in the area which includes Felbrigg Hall, Garden and Park (one of the finest 17th-century country houses in East Anglia), Blickling Hall (a magnificent Jacobean house with woodland and lakeside walks) and Sheringham Park (beautifully landscaped and renowned for its spectacular displays of azaleas and rhododendrons in late spring).
