Accommodation overview: About 5 miles from the lovely sandy beaches of the Camel Estuary and the fishing village of Port Isaac, this attractive end of terrace 18th century cottage, recently renovated is set in the peaceful unspoilt village of Chapel Amble.

Fronted by a small village green, the cottage is entered through its own walled and gated patio area with seating and a path that leads to the covered porch way. From here the front door opens directly into a pleasantly light living room with a slate floor, a dining suite next to a bow window overlooking the patio and comfortable seating arranged before the feature stone fireplace.

Leading off to one side there are four steps that lead into a new kitchen. At the rear of the living room a door leads into a utility room with laundry facilities and W.C. and hand basin, and access to the rear courtyard where half a dozen steps lead up to a raised terrace providing a sitting out area; small children require supervision.

Rather steep carpeted stairs lead up from the dining area to the first floor landing where there are a bathroom W.C. with hand basin and shower over the bath and two pretty cottage style bedrooms. There is a master double bedroom with pine furniture and a smaller twin bedded room, both looking out over the village green.

There is off road parking for two cars directly outside the cottage and the pub and village store/post office are 50 yards away. The surfing beach of Polzeath and the sailing centre of Rock where there is a foot ferry to Padstow are within a ten minute drive, and there is horse riding and an 18 hole golf course available close by. Wadebridge, 3 miles, has a good selection of shops, pubs and restaurants and there is also a sports centre and bike hire to explore the Camel Trail.

This recently extended early 19th century double glazed cottage retains much of the original style and romance of those times along with the modern amenities of present day.  Entered from the open gravel driveway where there is parking for 2 cars, five steps lead up through a little hedged and gated garden to the front door which opens directly into a spacious living room with a low beamed ceiling, some exposed stonework and comfortable lounge seating

To one side of the lounge, two shallow steps lead down to a newly fitted kitchen/breakfast room with dining table and chairs and a half glazed door opens to the garden and parking area which can be seen from the kitchen windows.  In one corner of the lounge, carpeted stairs wind up to the first floor landing where there are three attractive bedrooms and a family bathroom W.C. with wash basin and bath with hand shower attachment. 

The master bedroom has a 5ft double bed with countryside views from dual aspect windows and an en-suite shower room W.C. with hand basin, there is a twin bedded room and the third smaller bedroom has a single bed set beneath a sloping ceiling with restricted headroom.  There are wall mounted thermostatically controlled electric radiators in every room

There is a small lawned area to the side of the property overlooking the neighbouring fields - children and pets must be supervised at all times as the garden is not enclosed, and there is a garden shed with recycling facilities.  The nearby village of Mithian, half a mile, has a traditional 16th century pub and there is a good selection of local shops, pubs and restaurants in the picturesque village of St Agnes 1 mile away. 

Trevaunance Cove
is the nearest sandy beach popular with surfers which is 1.5 miles by road or can be reached by footpath across fields, the NT beach of Chapel Porth is 2.5 miles and there is a wide range of activities and a three mile stretch of golden sand in Perranporth a 10 minute drive.  There are dramatic coastal walks nearby and this is an ideal central location for touring the rest of Cornwall.

Approached from a peaceful country lane, a gated path leads to the enclosed garden at the rear, where 3 granite steps lead up to a sheltered patio with sea views on the horizon over the Cornish hedge. Entered through a small porch with an inner door opening into a narrow L shaped kitchen with fitted units and a rustic dining area set beneath a wood panelled sloping ceiling.

A low doorway leads into the oldest part of the cottage and a small sitting room with a low board and beam ceiling, an oil fired stove which provides heating and hot water, and a sofa bed as a sleeping alternative.

Wooden stairs wind up in one corner of the room to a gallery bedroom with a 5ft bed, a cross beamed ceiling and slightly sloping natural floorboards. Beyond the bedroom is a bathroom W.C. with hand basin and shower over the bath, and views over the hamlet and surrounding countryside towards the sea. There is off road parking for one small car directly outside the front of the cottage.

The nearest shop and pub are at Delabole, about 2 miles away by road, but can also be reached by footpath across the fields. The attractive fishing village at Port Isaac and the sandy beaches of the Camel Estuary are within a 15 minute drive, and for a wider selection of amenities, the towns of Camelford and Wadebridge are about 20 minutes by car. Trebarwith Strand beach, 1.5 miles away on foot, and the dramatic North Coast cliff path and Tregardock beach can be reached via a walk across the fields.

A utility room and cloak room with WC sit adjacent to the entrance of the kitchen and are perfect for storing coats and shoes. From the kitchen, a doorway leads into a cosy sitting room before leading through again into the family lounge with wood burning stove. The carpeted stairs which are rather steep in style lead to the first floor where there are four bedrooms and a bathroom with separate shower, WC and basin. The bedrooms comprise of two double bedrooms with standard size double beds, one which has an additional en-suite shower room with WC. There is also a twin bedroom with standard size twin beds and a spacious single bedroom.

To the rear of the property is a spacious enclosed garden with garden furniture and bbq. Free ample parking is located alongside the Camel Trail, which is adjacent to the property.

The St Mabyn Inn with restaurant and the local shop at St Mabyn are located just 2 miles from Hollyhocks cottage. The Camel Trail linking Bodmin Moor to Padstow is very popular with walkers and cyclists and a 3 mile drive will take you into the town of Bodmin which provides the necessary supermarkets or alternatively an 8 mile drive will take you to the market town of Wadebridge. The beautiful beaches and fishing villages on the North Cornish Coast including Port Isaac, Rock, Padstow, Polzeath and Tintagel can easily be reached from Hellandbridge as can the popular attractions of the South Coast including the Eden Project. There is wonderful walking all around; Bodmin Moor and the Cornish Coastal Path to name but a few.

Set in over an acre of beautiful communal grounds with children’s play area, picnic benches and barbecues for all the visitors to enjoy, the property has the added bonus of its own private lawned garden area to the front and rear of the cottage. 

Approached from the parking area, where there is one reserved space, a couple of steps and gently sloping path lead up to the fully-glazed low front doorway, which opens directly into a living room of great character with natural exposed stonework and a beamed ceiling. 

There is a little dining area with pine table and chairs, a galley-style kitchen with light-coloured fitted units and one step leads up to a warm and cosy lounge with seating arranged before an electric coal-effect stove set in the fireplace and a fully glazed back door. 

In one corner of the living room carpeted stairs lead up to the first floor landing, where is a bathroom with a W.C., hand basin and shower over the bath, along with two cottage-style bedrooms with pleasant garden views. One is a pine-furnished double bedroom with fitted wardrobe and the other is a children’s bedroom with two 2ft 6in single beds (more suitable for preteens due to the size of the room). 

A low patio door opens from the lounge into a small rear garden with a gravel terrace and half a dozen steps leading up to a sheltered lawn with post and rail fencing and garden furniture overlooking the landscaped grounds.  Pets must be supervised at all times, as should children when using the play area.

Fowey, half a mile downhill, is a charming waterside town with shops, restaurants, pubs and gift shops, and it is also half a mile by public footpath to the small sheltered beach at Readymoney Cove below St Catherine’s Castle.  Pleasure boats leave from Town Quay during the season, there are lovely creek and coastal walks nearby, including The Hall Walk, a ferry crosses the harbour to Polruan and The Saints Way footpath can be taken from Fowey to Padstow on the North Coast. 

Lanhydrock House and the Eden Project are a 15-minute drive away, and the picturesque villages of Polperro and Looe can be accessed by the Bodinnick car ferry nearby.  There is also a seasonal passenger ferry to the fishing village of Mevagissey.

To the front of the property there is a large stone driveway which can park up to three cars. The generous sized garden with garden furniture provides views across the valley.

The moorland village of St Breward is the highest and largest on Bodmin Moor. The village provides its own Post Office, village store and The Old Inn pub with restaurant (dating back to the 11th century). The Camel Trail is also very popular with cyclists and easily accessible from the property. A 10 mile drive will take you to the popular fishing villages on the north coast such as Trebarwith, Port Isaac and Polzeath and the larger towns of Bodmin, Wadebridge and Camelford are all within a 10 mile radius.

A rather steep carpeted staircase leads up from the hall to the first floor landing where there are a large shower room W.C. with hand basin and three pleasantly light bedrooms with low doorways and a double, single and twin beds respectively. 

A door opens from the rear hallway with two steps down to an external laundry room offering storage space of beachgear and three steps continue up to an enclosed lawned garden with a sheltered patio area.  There is an off road parking space for one car with additional parking available at the Barley Sheaf Inn nearby. 

The small unspoilt village of Gorran has a 15th century church, local shop/post office and a newly refurbished family friendly village pub, all within easy walking distance of the cottage.  About one mile away is the sandy beach at Gorran Haven and access to miles of stunning cliff walks along parts of the South West Coastal Path to places such as Dodman Point and Chapel Point

The working fishing village of Mevagissey is 3 miles away with a popular harbour and plenty of restaurants and pubs, and for a wider selection of amenities the town of St Austell is 9 miles.  For garden lovers, the cottage is just 3.5 miles from Caerhays Castle, 4 miles from the Lost Gardens of Heligan, home to Lobbs Farm Shop and a 30 minute drive to The Eden Project.  Cycle hire is available at Pentewan 6 miles away and there are several golf courses within easy reach.

The front door opens into a small hallway and to one side is a warm and inviting sitting room with ample seating for eight people arranged before the fireplace with an electric flicker flame fire and sliding patio doors that lead out to the rear garden. On the opposite side of the hall is a very pleasant dining room with a door opening to a ground floor cosy double bedroom with dressing area and one step up to a tiny en-suite shower room W.C. with hand basin.

At the rear of the property, a fully fitted galley kitchen can be reached both from the dining room and the sitting room, with a door to the garden and adjacent utility room with laundry facilities.

Upstairs are a bathroom W.C. with hand basin and large shower cubicle and three good size charming bedrooms all with vanity basins and built in wardrobes. There is a 5ft double, one with zip linked 3ft twin beds and a spacious bedroom with a double and a single bed to vary the sleeping arrangements. The rear garden has a lower patio and half a dozen steps leading up to a raised lawn, young children will require supervision as there are unguarded drops. A lockable garage is available for bikes, beachgear and surfboards and the garden is enclosed when the driveway is gated.

The village has a church, small shops, tea gardens and two pubs which offer food, all within a five minute walk and the lovely wide sandy beach backed by dunes is a further five minute walk. The holiday resort of Newquay, 3 miles by road, has a good selection of shops, a rail and coach station and many attractions including the Zoo and Sea Life Centre. There are also lovely coastal walks in the immediate area.
