Accommodation overview: With magnificent sea views far across Mounts Bay towards Newlyn harbour and the Lizard Peninsula and the sea only a few yards away across the road, this partially double-glazed, mid terrace cottage is situated on the promenade in the attractive seaside town of Penzance.
Approached through a walled and gated garden with a small lawn and terrace, a couple of shallow steps and a path lead to the front door set beneath a porch roof which opens to an entrance lobby with coat pegs. A doorway to one side leads into a pleasantly light living room with some exposed beams, white painted stone walls, a large bay window overlooking the front terrace and beyond to the sea, and comfortable seating arranged before the granite fireplace housing a gas coal-effect stove. At the rear, adjacent to the small dining suite, a door leads through to a neatly fitted kitchen, a utility room with laundry facilities and a service courtyard.
Carpeted stairs go directly up from the sitting room to a landing with a cloakroom W.C., bathroom with hand basin, heated towel rail and shower over the bath and two charming bedrooms. There is a double at the rear with a king-size bed and built-in furniture, and a delightful twin bedded room with two single beds that can be pushed together and easy chairs set in the huge bay window to take full advantage of the uninterrupted sea views across Mounts Bay.
The enclosed front terrace has patio table and chairs where you can enjoy the sights and sounds of the sea across the road. It is usually possible to park on the seafront outside the property, or alternatively there is a pay and display car park 150 yards away.
Penzance has a wide range of shops, galleries, pubs and restaurants all within a quarter of a mile and the open air Jubilee bathing pools are just a couple of minutes walk. St Michael's Mount and the sandy beaches of Marazion are about 3 miles, and there is also a pebbled beach revealed at low tide just yards from the cottage. Newlyn, Mousehole, Lamorna and Porthcurno are all just a short drive, the latter being home to the cliff top Minack Theatre, and both Trengwainton and Trewidden Gardens are less than 2 miles. There are daily services by ferry to the Isles of Scilly and glorious coastal walks nearby.

Accommodation overview: A double fronted cottage of great character at the end of an attractive row of mixed thatched and slate roofed dwellings in the pretty rural hamlet of Bohortha, a few minutes walk from the sandy beach of Porthbeor almost at the tip of St Anthonys Head.
Entered through a small porch with coat pegs which leads into a little hallway wide, rather steep stairs ahead, the cottage has a light, low beamed sitting room on one side. On the other side a beamed kitchen dining room has fitted units and electric cooker.
Upstairs is a bathroom W.C. with hand basin, heated towel rail and shower over the bath and two bedrooms with twin and a king size double bed respectively. The cottage is not ideal for toddlers. The area has lovely coastal and rural walks from the cottage and the foot ferry from Place (10 to 15 minutes walk) across to St Mawes runs every 20 minutes from April to October. From St Mawes, and again by foot ferry, it is possible to cross to Falmouth.
Tucked to one side of a large farmhouse the cottages are reached from an unmade track (where there is room to park) and a short path which leads to a wall and gate at the end of the row. There are open plan gardens to the front and service areas to the rear but each has its own spacious main garden reached by a few steps at the further end of the row about 75 yards away. Crotchet has a large lawn, drying area and lovely wide views of the countryside and sea beyond.
Porthbeor beach can be reached by footpath and a flight of steps; Towan beach about 3/4 mile down the lane has a National Trust car park and easy access by a sloping path.

Accommodation overview: A cosy traditional double-fronted stone built cottage near the centre of St Agnes within easy walking distance of local shops, pubs and restaurants, and only half a mile from the sandy surfing beach at Trevaunance Cove. The cottage has great character and interesting origins taking its name from the now empty Rocket House next door, from which the maroons were fired to summon the life boat men to give assistance for those in distress along the coast.
Entered directly from the road into a tiny central hallway, there is a sitting room on one side with a glazed door leading to a small enclosed courtyard garden at the rear and on the other side a dining room, both rooms have low windows and are comfortably furnished. Beyond the dining room is a small fitted kitchen and at the other end a lobby and a bathroom W.C. with hand basin and shower over the bath.
Cottage stairs lead up from the dining room to a landing and three pleasant bedrooms, two at the front, a double and one with twin beds, the third bedroom at the rear with a kingsize double and an en-suite shower room W.C. with hand basin.
The pretty south facing courtyard garden has a patio area set in green slate chippings and access to a gated side lane. There are no parking restrictions on the road outside.

Accommodation overview: With sea views from every window and just yards from the waters edge at Kingsand,this late 18th century mid-terrace former smugglers cottage overlooks the sand and shingle beach in the heart of the village adjacent to the Clock Tower.
Entered from the narrow street that runs parallel with the seafront and forms part of the coastal footpath, this south facing property with accommodation arranged on 3 floors, is fronted by a wide pavement with space for beach chairs.
Four steps lead up through a unique little porch with Burmese teak shutters salvaged from a ship and an inner front door opens into a central hallway. On one side is a cosy sitting room with a solid bamboo floor and two comfortable sofas facing the woodburner and on the other side is a fitted country kitchen with some natural exposed stonework and a drop leaf dining suite.
Both of the ground floor rooms have windows overlooking the sea and the slipway on to Girt beach. In one corner of the kitchen, a low doorway and steep open-tread stairs lead down to a games room in the cellar with table football, storage space for beach gear, and still retaining some of the original niches when it was occupied by brandy smugglers.
Carpeted stairs lead up from the entrance hall to the first floor where there are a double bedroom with fine views of the sea, a bathroom with vanity basin and shower over the bath, and a separate W.C.with small hand basin.
A further staircase continues up to the second floor with a cloakroom W.C. and hand basin and two further bedrooms; a double with a ceiling open to the apex of the roof and lovely views of the coast and a single room overlooking the sea and PlymouthSound.
It is possible to briefly unload outside the property and parking is in the village car park 100 yards away. All of the village amenities are within a couple of minutes walk including pubs, cafes and a general store/P.O. The twin village of Cawsand also has a small selection of shops and eateries.
Kingsand and Cawsand have three small beaches with sand and shingle separated by areas of rocks all with lovely views. The South West Coast Path offers splendid scenery around Penlee Point to Rame Head; Mount Edgcumbe Country Park and Antony House are within a short drive and there are several golf courses in the immediate area.
Whitsand Bay, 2 miles,has a long stretch of sand and rocks, and a summer passenger ferry operates from Cawsand Beach across the Sound landing at the Plymouth Barbican.

Accommodation overview: This delightful, traditional cottage sits at the head of the peaceful Trebarwith Valley, just below the quiet narrow lane that leads down to the beach at Trebarwith Strand, five minutes drive away. Retaining much charm and character, the semi-detached cottage is well equipped and stands in a sheltered position, offering warm and cosy accommodation at any time of the year.
Approached by a gated pathway that forms part of a footpath to the beach, it is entered through a small front porch. To one side, a door leads into a cosy sitting room with a low board and beam ceiling, and a sofa bed for alternative sleeping options. The beamed, well equipped, fitted kitchen / dining room contains an oil fired Rayburn stove which is kept on throughout the year for cooking, background heat and hot water with an electric hob as back up.
Three steps lead up from the kitchen to a utility room, a cloakroom W.C. with small hand basin, and beyond to a ground floor bedroom with a 2ft 6in single bed. A door from the bedroom leads out to the small rear patio. At the front of the cottage, a white painted garden room with cane furniture and house plants catches the afternoon sun and opens on to a level terrace. On the opposite side of the footpath, a couple of steps lead up to a newly built slate paved barbeque area with lovely views down Trebarwith Valley and a useful outdoor shower.
Fairly steep stairs lead up from the dining area to two bedrooms; the master bedroom with a double bed has country views and the second bedroom has twin beds and a vanity unit. The bathroom, accessed through either bedroom and a low doorway, has a W.C., hand basin, shower over the bath and airing cupboard with immersion heater. Changes of level, steep stairs and low beams will need care especially by the elderly and toddlers. One large or two small dogs are accepted but must be kept strictly in accordance with our Pet Policy.
The sandy beach and rock pools at Trebarwith Strand are 1 mile by road or a 10 minute walk by footpath and the 18th century Mill House Inn is 1/4 of a mile down a steep hill. Tintagel, 1 mile, has a selection of shops, pubs and restaurants in addition to the famous ruins of Tintagel castle and Merlins sea cave, and there are spectacular coastal walks in the immediate area.
