The cottage has great character and interesting origins taking its name from the now empty Rocket House next door, from which the maroons were fired to summon the life boat men to give assistance for those in distress along the coast.

Entered directly from the road into a tiny central hallway, there is a sitting room on one side with a glazed door leading to a small enclosed courtyard garden at the rear and on the other side a dining room, both rooms have low windows and are comfortably furnished. Beyond the dining room is a small fitted kitchen and at the other end a lobby and a bathroom W.C. with hand basin and shower over the bath.

This is superb walking riding and mountain biking country within easy reach of the glories of Exmoor National Park including Watersmeet a wooded gorge with beautiful walks where the East Lyn river meets Hoaroak Water; the famous resorts of Lynton and Lynmouth linked by a unique cliff railway; the remarkable limestone pinnacles and cliff drops at Valley of the Rocks; the quaint village of Porlock and waterfront at Polock Weir; Dunster Castle; and Dunkery Hill the highest point on the moor. Taunton and the resort of Minehead are both about 13 miles distant. A shop and pub serving food are under 1 mile away in the pretty village of Bicknoller from where steep paths lead to stunning views from the ridge.

Approached by a short drive, The Court is entered from a small enclosed courtyard garden which backs on to fields at the rear of the cottage. The front door opens into an open-plan living room with a pine ceiling and French doors to the private fully enclosed garden and patio at the rear. There are comfortable sitting and dining areas and an attractive well fitted kitchen area with a slate floor.

To complete the accommodation, there is a bedroom with a king size bed and an en-suite shower room W.C. with hand basin and walk-in shower. The owners also invite visitors to explore their private gardens of two acres including two fresh water lakes of half an acre, with a summer house where visitors can watch the activities of the birds and wildlife that inhabit this lakeside environment. The parking area has ample space for a car and boat trailer and there is a shared laundry room in the courtyard.

The village of Pelynt, half a mile, has a pub which offers food, small shops, post office and a church. The south facing beach and coastal footpath at Talland Bay is two miles and the area is surrounded by woodland with forest trails and picnic areas. The Eden Project is within a 30 minute drive.

Accommodation overview: Situated on the outskirts of the stunning natural port of Fowey and only half a mile from the sandy beach at Readymoney Cove, this comfortable attractive cottage, tastefully converted from a former mill, is tucked into one corner of a small group of stone-built cottages.

Set in over an acre of beautiful communal grounds with childrens play area, picnic benches and barbecues for all the visitors to enjoy, the property has the added bonus of its own private lawned garden area to the front and rear of the cottage.

Approached from the parking area, where there is one reserved space, a couple of steps and gently sloping path lead up to the fully-glazed low front doorway, which opens directly into a living room of great character with natural exposed stonework and a beamed ceiling.

There is a little dining area with pine table and chairs, a galley-style kitchen with light-coloured fitted units and one step leads up to a warm and cosy lounge with seating arranged before an electric coal-effect stove set in the fireplace and a fully glazed back door.

In one corner of the living room carpeted stairs lead up to the first floor landing, where is a bathroom with a W.C., hand basin and shower over the bath, along with two cottage-style bedrooms with pleasant garden views. One is a pine-furnished double bedroom with fitted wardrobe and the other is a childrens bedroom with two 2ft 6in single beds (more suitable for preteens due to the size of the room).

A low patio door opens from the lounge into a small rear garden with a gravel terrace and half a dozen steps leading up to a sheltered lawn with post and rail fencing and garden furniture overlooking the landscaped grounds. Pets must be supervised at all times, as should children when using the play area.

Fowey, half a mile downhill, is a charming waterside town with shops, restaurants, pubs and gift shops, and it is also half a mile by public footpath to the small sheltered beach at Readymoney Cove below St Catherines Castle. Pleasure boats leave from Town Quay during the season, there are lovely creek and coastal walks nearby, including The Hall Walk, a ferry crosses the harbour to Polruan and The Saints Way footpath can be taken from Fowey to Padstow on the North Coast.

Lanhydrock House and the Eden Project are a 15-minute drive away, and the picturesque villages of Polperro and Looe can be accessed by the Bodinnick car ferry nearby. There is also a seasonal passenger ferry to the fishing village of Mevagissey.

The property is approached by a gated gravel driveway with ample parking and a slate path that leads to the front entrance porch and a stable door opening directly into the attractive beamed living room that spans the width of the cottage. The extensive garden which surrounds the property has a secluded lawn and a pretty curved wooden deck at the rear.
