The 16th Century stone built owner's farmhouse looks down the valley to the Avon estuary and is set within some 8 acres of garden with a duck pond, fields and paddock, all of which is available for guests to enjoy. There are also a number of footpaths and bridle paths surrounding the property. The owners have two ponies (Twinkle and Mickey Mouse), as well as four ducks, a cockerel and several chickens (who lay lovely free range eggs!), and two friendly guinea pigs (Tuffers and Ginger). Aveton Gifford lies within the Avon Valley in the heart of the South Hams and is an ideal base to explore South Devon. The village boasts a friendly pub with restaurant and pool table. Entered directly from the road, a covered entrance porch leads into a delightful open plan beamed living room which extends the full width of the cottage, with a stone inglenook fireplace with original bread oven and timber lintel, quarry tiled flooring, double glazed throughout and comfortably furnished to a high standard. At one end of the room is a smart range of Shaker style fitted kitchen units.

The remainder of the ground floor consists of a small bedroom with sturdy 3ft bunk beds more suitable for preteens and two steps up at the rear leads to a bathroom W.C. with underfloor heating, hand basin and shower over the bath and a utility area with an external door to the small service yard.

An open tread pine staircase leads up from the sitting room to the first floor landing and to two bedrooms, a double bedroom overlooking the quiet village and a twin with sea views and an en suite shower room W.C. and wash basin. There are electric convector heaters in all bedrooms.  To the side of the cottage is a parking area which leads down to the attractive shingle beach and a 300 year old pub and restaurant.

The cove is a fine base for boating and fishing activities, the south west coastal path is nearby and the bustling village of St Keverne is just over 2 miles away. The lovely village and harbour of Coverack is 4 miles.

It is a traditional semi-detached country cottage full of character and is positioned right next to the Camel Trail, making it ideal for cyclists and walkers alike. This tranquil retreat is surrounded by beautiful Cornish countryside which is perfect for guests wishing to escape from it all yet provides easy access to many wonderful beaches and attractions around the county.

The main entrance to the cottage is at the front of the property but guests may find it easier to access the property from the side gate. There are a few small steps into the rear garden and the rear door leads straight into the light and spacious kitchen/ diner which is well equipped for a large family. A utility room and cloak room with WC sit adjacent to the entrance of the kitchen and are perfect for storing coats and shoes. From the kitchen, a doorway leads into a cosy sitting room before leading through again into the family lounge with wood burning stove. The carpeted stairs which are rather steep in style lead to the first floor where there are four bedrooms and a bathroom with separate shower, WC and basin. The bedrooms comprise of two double bedrooms with standard size double beds, one which has an additional en-suite shower room with WC. There is also a twin bedroom with standard size twin beds and a spacious single bedroom.

To the rear of the property is a spacious enclosed garden with garden furniture and bbq. Free ample parking is located alongside the Camel Trail, which is adjacent to the property.

The St Mabyn Inn with restaurant and the local shop at St Mabyn are located just 2 miles from Hollyhocks cottage. The Camel Trail linking Bodmin Moor to Padstow is very popular with walkers and cyclists and a 3 mile drive will take you into the town of Bodmin which provides the necessary supermarkets or alternatively an 8 mile drive will take you to the market town of Wadebridge. The beautiful beaches and fishing villages on the North Cornish Coast including Port Isaac, Rock, Padstow, Polzeath and Tintagel can easily be reached from Hellandbridge as can the popular attractions of the South Coast including the Eden Project. There is wonderful walking all around; Bodmin Moor and the Cornish Coastal Path to name but a few.

Accommodation overview: Located within the picturesque wooded Lamorna Valley and just a mile from the tiny harbour at Lamorna Cove, this recently extended, traditional semi detached granite cottage is set in a beautiful and relaxing mature country garden.  Built in 1890 and thoughtfully renovated to retain a great deal of character including antique furniture and deeply recessed sash windows, this is an ideal location with easy access to both the Minack Theatre and St Michael's Mount

Approached from a parking bay with ample space for two cars, a gated path and one step leads up to a sheltered sun terrace with garden table and chairs and from here, patio doors open directly into a pleasantly fitted kitchen/dining room.  A rustic dining suite in the centre of the room has views over the informal garden and in one corner, three steps lead up to a bathroom W.C. with hand basin and electric shower over the bath and a utility room with laundry facilities and access to a small service yard. 

In the original part of the cottage, a warm and cosy sitting room has rugs on the pine floorboards, comfortable seating arranged around a granite chimney breast and a window overlooking the terrace and garden.  A wooden staircase leads up to the first floor landing.  On one side is a twin bedded room with tranquil views from dual aspect windows, and on the opposite side, three steps lead down to the master bedroom with a 5ft double and an adjacent shower room W.C. with hand basin. 

The garden which extends around two sides of the property has a raised terrace which catches the sun all day and a couple of rustic steps that lead down to the grassy garden and a fire-pit for summer evenings.  Although enclosed and an ideal place for older children to explore, toddlers will require supervision as there are some unguarded drops. The owner’s artist studio is adjacent to the cottage and is accessed via the same pathway. 

A bridleway at the rear of the property leads to the local pub, The Wink, 1 mile away, and continues down to Lamorna Cove where there is The Cove Hotel for restaurant dining, a small sandy beach at low tide adjacent to the harbour and a seasonal café.  St Buryan, 3 miles, has a church, village store, P.O., pub and garage and for a wider selection of amenities, the seaside town of Penzance is less than 5 miles away.

There are stunning cliff walks along this dramatic coastline both east and west, particularly the ten mile stretch from Lamorna to Lands End with numerous ancient sites to explore.  It is also an excellent base for exploring the west of Cornwall by car and an easy drive to Penzance, Mousehole, Porthcurno and Marazion all within a 15 minute drive and only a little further to Sennen Cove and St Ives.
