Accommodation overview: Court Barton is situated in the village of Aveton Gifford adjacent to St. Andrews Church which dates from the 12th century. The 16th Century stone built owner's farmhouse looks down the valley to the Avon estuary and is set within some 8 acres of garden with a duck pond, fields and paddock, all of which is available for guests to enjoy. There are also a number of footpaths and bridle paths surrounding the property. The owners have two ponies (Twinkle and Mickey Mouse), as well as four ducks, a cockerel and several chickens (who lay lovely free range eggs!), and two friendly guinea pigs (Tuffers and Ginger). Aveton Gifford lies within the Avon Valley in the heart of the South Hams and is an ideal base to explore South Devon. The village boasts a friendly pub with restaurant and pool table. Bar meals are also offered and children are very welcome (www.the-fishermansrest.co.uk) Launching access for boats is available on the river Avon which meanders out to Bantham beach and the sea beyond. Behind the main farmhouse a 100 year old stone barn has been converted into Two very comfortable holiday cottages, The Old Stables, The Dairy.

Accommodation overview: Set in a wonderful position just 200 yards from sheltered sandy Daymer Bay, this charming detached house of great character is set at the end of the lane to the beach in the small village of Trebetherick, midway between Rock and Polzeath. One of the oldest dwellings in the parish, Torquil Cottage was originally two ancient cottages which were later joined together and extended, and is now a much loved, traditionally furnished family home.
A slate path runs all along the front of the house from which the front door opens into a small entrance hall. To one side is a sunny drawing room with lounge seating arranged before the fireplace and a step down leads to a garden room with patio furniture. A central dining room with the original slate flagstones has a larder and a glazed exterior door, and at the rear is a fitted kitchen with an oil fired Aga for cooking, and access to the garden.
To complete the ground floor accommodation, a snug makes an ideal children’s playroom with a door in one corner opening to a second enclosed staircase. From the hall, a wooden turning staircase leads up to the first floor where there are five simply furnished bedrooms and two bathrooms with W.C.’s, one with a shower over the bath.
There are two double bedrooms with 5ft beds, a twin bedroom with a concealed staircase leading down to the snug, a bunk bedroom with sturdy 3ft pine bunks and a small children’s room with a 2ft 6in single bed and a glimpse of the sea. Care is needed throughout the property as there are low beams, doorways and headroom on the staircase.
There is a large, sheltered and landscaped garden to the rear with wide lawns, shrubs and hedges; the garden is enclosed when the garage is closed. An outbuilding provides a useful laundry area, with garden W.C. and shower facilities and there is a drive-through garage (clearance 6ft 6in high x 7ft 6in wide) which leads to a slate-chipped parking area with space for 3 cars.
There is a seasonal beach shop 2 minutes’ walk away, a café/restaurant at the top of the hill and Trebetherick village store and newsagent less than half a mile away. Daymer Bay is an all year dog friendly beach; at low tide the sand stretches as far south as Rock where a foot ferry operates to the harbour town of Padstow.
Polzeath, 1 mile, has wetsuit/surf hire, local shops and a waterfront bar & grill, and Rock, 2.5 miles, offers sailing and watersport facilities, and a range of independent shops. There are golf courses at St Enodoc and The Point 2 miles respectively and St Enodoc Church is nearby where Sir John Betjeman is buried. The town of Wadebridge, 7 miles, has a good selection of shops, a sports centre, cinema, and bike hire to explore the Camel Trail.

Accommodation overview: This is a late 19th Century house that guests have found to be beautifully presented and welcoming, with lovely personal touches. The house suits two families or up to three couples equally well. Located just above the town centre, the house has stunning views across to Kingswear and out to sea from the top floor sitting room and balcony (new in 2010); from two of the bedrooms and the South facing garden. Accommodation overview: A semi detached granite cottage of considerable character, 2 miles from Lamorna Cove, a few minutes drive from the famous open air Minack cliff theatre and only a hundred yards from the historic church, village pub and the two general stores that comprise the nucleus of the little village of St Buryan.
The front entrance is through a tiny walled patio garden with flowering shrubs. From here the front door opens through a conservatory with an inner door into a long low beamed sitting / dining room with exposed granite walls, small windows, an Inglenook fireplace. There is a neat kitchen area also with low beams. At the rear of the cottage an entrance / cloaks hall has an adjacent bathroom / W.C. with shower over the bath.
Stairs go up directly from the sitting area to two bedrooms, one open to the landing, each with a double bed, one being king size. The limited space makes it unsuitable for children under 8 and large dogs. Parking on the road outside is unrestricted. Lands End is 5.5 miles.

Set in their own grounds at the head of a stunning rural valley, the properties boast lovely views from the garden across farmland. The accommodation (adjacent to the owners' home) is cleverly set out over two floors and is ideally suited to a couple or young family. Whilst the cottages are available individually, they may also suit two families looking for adjacent accommodation sleeping up to eight in total. The cottages are in a wonderful setting of outstanding natural beauty overlooking farmland, and just 1 1/2 miles from the beautiful estuary town of Salcombe, with its spectacular coastline and fine sandy beaches. The village of Malborough - with two pubs, post office/village stores and garage - is only third of a mile away. Salcombe and Malborough can now be reached via a newly constructed cycle/walk path accessed from the top of the drive.All guests have access to the outdoor solar heated swimming pool (usually available from late May to the end of September) and are welcome to meet the resident herd of Shetland ponies!

Accommodation overview: A cosy traditional double-fronted stone built cottage near the centre of St Agnes within easy walking distance of local shops, pubs and restaurants, and only half a mile from the sandy surfing beach at Trevaunance Cove. The cottage has great character and interesting origins taking its name from the now empty Rocket House next door, from which the maroons were fired to summon the life boat men to give assistance for those in distress along the coast.
Entered directly from the road into a tiny central hallway, there is a sitting room on one side with a glazed door leading to a small enclosed courtyard garden at the rear and on the other side a dining room, both rooms have low windows and are comfortably furnished. Beyond the dining room is a small fitted kitchen and at the other end a lobby and a bathroom W.C. with hand basin and shower over the bath.
Cottage stairs lead up from the dining room to a landing and three pleasant bedrooms, two at the front, a double and one with twin beds, the third bedroom at the rear with a kingsize double and an en-suite shower room W.C. with hand basin.
The pretty south facing courtyard garden has a patio area set in green slate chippings and access to a gated side lane. There are no parking restrictions on the road outside.

The porch opens into an attractive beamed dining room separated by open studwork from a newly fitted kitchen. To one side, there is a recently upgraded bathroom / W.C. with hand basin, a shower over the bath and a heated towel rail.
A short flight of steps leads up to a half landing where there are three bedrooms which have a double bed, twin beds and 3ft pine bunk beds respectively. A few steps further up is a pleasant gallery / sitting room with beams open to the apex of the roof and some exposed stonework.
Two or three slate steps lead down to French windows and continue down to a grassy fenced garden with views over the farmland to the sea, and a gate which gives access to the pathway leading to the paddock.
