Just a mile inland from the beach and sea at Man Sands, these five cottages enjoy a gloriously secluded rural situation on a 47-acre working farm, yet are convenient for the delights of picturesque Kingswear (1½ miles) and historic Dartmouth. Imaginatively formed within a charming group of barns, they are set in superb landscaped shared gardens. An indoor heated swimming pool and a sauna have been created in a separate building, and a further barn offers facilities for table tennis, pool table, ‘fun’ netball and badminton. A spacious play area within a walled garden is equipped with swings, a sand pit, adventure playground, large outdoor trampoline (with safety netting), a large lawned area with raised decking, complete with garden furniture and views over the surrounding countryside; and here there is also an indoor playroom with ball pool, climbing frame and a range of children’s ride-on tractors and cars for outdoor use. The gardens are a riot of colour, with flower beds, tubs, hanging baskets and an intriguing network of brick paths, courtyards and paved terraces. Further afield the estate includes a well-stocked one-acre fishing lake (rods not supplied). Children are welcome to help feed the animals; and there are goats, ponies, kune kune pigs, sheep, lambs, rabbits and guinea pigs to make friends with. The taste of rural life at Nethway continues with walks through the fields.
The cottages themselves have been meticulously converted, with careful use of traditional stone and slate. All are tastefully furnished and decorated throughout, and comprehensively equipped. All of the properties have their own patios with furniture (Hyssop and Lovage Cottages have their own lawned garden), and all enjoy shared use of a separate barbecue area. They are ideal for holidays at any time of the year – all properties are cosily heated throughout and this region is especially beautiful in the quieter off-season months. For Christmas and New Year holidays, each cottage has a festively decorated Christmas tree and the roaring log fires in all living rooms are ideal for the Autumn and Winter months. This peninsula is a designated Area of Outstanding Natural Beauty and is renowned for its coastline, which offers coastal walks and a choice of footpaths leading to secluded beaches. The village of Kingswear itself is set on the Dart estuary opposite Dartmouth – which can be reached via ferry. Here you will find a wealth of things to do, including the Kingswear–Paignton steam railway, Paignton Zoo and Woodlands Leisure Park, to name but a few, and many Blue Flag beaches and hidden coves are within easy reach. Coleton Fishacre (NT) is 1 mile away. Torquay, Brixham and Paignton offer an array of seaside attractions and are within easy driving distance. Dittisham and Totnes make excellent river excursions from Dartmouth, and Dartmoor is only 45 minutes drive. Golf, sailing and riding can all be enjoyed locally and the nearby coastline boasts a choice of surfing beaches. Shops 1½ miles.

Accommodation overview: Buddleia is a fabulous, well-furnished, modern holiday property of very generous size, superbly suited to a large family for summer holidays and family gatherings year-round. The owners have renovated it to a high standard to create a wonderful, detached home which is situated in the village of West Charleton, between the riverside town of Kingsbridge and the wide expanse of beach at Slapton Sands, on the South Devon Coast. The house itself has its own private gated driveway and a large, enclosed, level, lawned garden - very secluded and south facing. Skirting the rear of the property is a large decked area with glass balustrade, table (seats 12) and steps down to the lawn. To the front is a small pebble Mediterranean-style patio area. This is a very family-friendly holiday home; the large kitchen/dining room forms the main hub of the house and - with its large breakfast bar and bar stools - creates a good social area for cooking, chatting and dining. The separate living room features a 42in plasma TV and wood-burning stove - ideal for cosy nights in during autumn and winter; in summer the large French doors can open up onto the decking. For children, there is an outdoor play area with a slide and swings. West Charleton lies on the A379 - one of the many villages en route from Kingsbridge to Dartmouth. Within 20-30 minutes’ drive are many popular and well-loved locations in South Devon: the yachting haven of Salcombe, the rugged cliffs and tiny coves at Hope Cove and Thurlestone, Bantham Beach (popular with surfers), the busy market town of Kingsbridge, Totnes and Modbury, the famous beaches of Slapton Sands, working fishing village of Beesands, East Prawle - surrounded by NT coastline and close to the Start Point Lighthouse, the little sandy bays at East Portlemouth and the historic maritime town of Dartmouth. Nestling peacefully high in the hills above the Taw/Torridge estuaries, the Webbery Manor Estate - a Saxon manor listed in the Doomsday Book as being given by the conqueror to Nicholas the Crossbowman - is a haven of rural tranquillity, yet lies within convenient striking distance of the North Devon market towns of Bideford and Barnstaple. In the 30 acres of parkland and woods surrounding the Manor House (rebuilt during the Regency period), grazing sheep compete for space with deer, hare, owls, pheasant, birds of prey and other wildlife. Stunning views of Exmoor and Lundy Island (accessible by ferry from Bideford and Ilfracombe) may be enjoyed from the grounds on clear days. Gardeners will delight in the many specimen trees and rhododendrons, and in the stone and brick walled kitchen gardens from which complimentary seasonal produce is made available to guests. In addition, the gardens at RHS Rosemoor, Marwood and Tapley Park are all within easy driving distance.
Four of the properties (HDDN, HDDO, HDDP and HDDQ) were originally constructed using materials from the estate and all have been refurbished to an exceptionally high standard with careful attention being paid to comfort and detail. Beautifully decorated and furnished with antique and period pieces, they offer solid oak floors, hand-made curtains and wood-burning stoves with fuel available from the estate’s woodland. The owners’ tennis court may be used subject to availability (non-marking footwear must be worn). Dove Cote House is a substantial residence, truly unique with dove cotes set into the front gable of the house. The interior boasts vaulted ceilings, galleried landings and many other interesting features. The main bedroom has a roof terrace with breathtaking westerly views out to Lundy Island - just the place for breakfast or watching the setting sun with a glass of wine on a warm summer’s evening.
A link to the Groom’s Cottage can be opened up to create a six-bed roomed cottage accommodating twelve people. The Groom’s Cottage which adjoins the Dove Cote House has open-plan accommodation on the ground floor with French doors leading to a secluded walled garden. The Linhay, where carts were once kept and the hay stored for the horses which worked the estate in a bygone age, is a two-bed roomed detached cottage with a bright and airy interior which oozes charm. Both bedrooms enjoy westerly views over the Bristol Channel towards Lundy. The Appleloft, which once housed the estate’s cider press is a delightful spacious, two-bed roomed cottage with a gallery and vaulted ceiling, adjoining the Groom’s Cottage.
Chapel Cottage (H81), the fifth property, adjoins the Manor House (occupied by the owners) and is a conversion of what was once the family place of worship, whilst the sixth, The Coach House (HPPR and HPPS), has been reconstructed in the Regency style and has wonderful views towards Exmoor in the distance. It has been divided into two stunning wings, Cutcliffe Chambers and Luppincott Chambers. Each is sited either side of an internal light tower and can be booked separately or, for a larger party, taken together. The Garden Cottage is a spacious retreat for two, and as it adjoins The Coach House it can also be booked as an annexe to this property to create a five bedroom cottage accommodating ten.
Webbery is ideal for family gatherings, celebrating a birthday or anniversary or for those who just want to escape and unwind on holiday in a truly magical place. The locality offers a hugely varied range of walks in woodland, along coastal and esturine trails and for the more energetic, The Tarka Trail is located only a few minutes away and provides extensive (and largely level) cycling with wonderful estuary views.
