Accommodation overview: Enjoying wonderful harbour and sea views from most windows, this grade II listed 18th century former fishermans cottage is located in The Warren, a quintessentially Cornish traffic free area, offering light and airy accommodation on three floors. 

Set right in the heart of the pretty village of Polperro with a picturesque harbour and the South West Coast Path on the doorstep, this quaint cottage is ideally situated only a few paces from the quayside and is entered from the narrow pedestrian lane. 

Three steep steps lead up to the stable front door which opens directly into a spacious beamed kitchen/diner with an attractive run of pine kitchen units, a rustic dining suite and fine views of the fishing boats in the harbour from both a cushioned window seat and the stable door. 

From the kitchen, a carpeted staircase leads up to a lovely beamed sitting room with comfortable lounge seating and two sunny window seats overlooking the active fishing harbour below.  To complete the first floor accommodation there is a fully tiled shower room W.C. with hand basin at the rear. 

In one corner, a further staircase continues up to the top floor landing and two cosy bedrooms with hip shaped ceilings, some of the original 300 year old exposed beams and a double and twin beds respectively.  The former enjoys a bird’s eye view across the harbour towards the original net houses and Peak Rock, Polperro’s iconic rock and far out to sea. 

Although the cottage has no garden, the front steps provide an excellent vantage point to sit and enjoy the sun and there are also plenty of places to sit around the quay and watch the boats entering and leaving the harbour.  There is one reserved parking space in a private garage just under half a mile away and approximately a 10 minute walk - there is no vehicle access to the property however a luggage taxi service is available. 

Formerly the birthplace of Jonathan Couch a distinguished local historian, details can be found in the Heritage Museum of Smuggling and Fishing nearby.  The many cafes, restaurants, pubs, galleries and local shops are close at hand as is Polperro Model Village and Land of Legend.  Seasonal pleasure boat trips depart from the harbour, and the coastal footpath offers fine walks eastwards to Talland Bay & Looe, and westbound to Lansallos & Polruan

There is a small sandy beach that sits outside the harbour walls and is accessible during low tide, and further beaches can be found along the coast at Talland, Lantivet and Lantic BaysLooe is 4 miles by road and Fowey 7 miles via the Bodinnick ferry.  This property can be rented with next door but one Ten Steps for larger parties.

Ideally situated to enjoy the delights of North Cornwall's beaches, coastal walks, seaside towns and beautiful scenery, Cottage Barn offers cosy and comfortable accommodation and retains much charm and character with exposed beams and stonework. Approached from the driveway where there is parking for 2 cars, the front door set beneath an open porch roof leads directly into an entrance hallway with a tiled floor and coat pegs.

On one side there is a ground floor twin bedroom with an additional single sofa bed, and on the opposite side of the hall is a shower room W.C. with hand basin and a wide shower cubicle. An inner door and three granite steps lead down to a long open-plan living room with a vaulted ceiling at one end. The dining area has a pine dining suite also with a single sofa bed, there is an adjacent well equipped fitted kitchen with a breakfast bar, and at the far end, one step continues down to a pleasant sitting room with comfortable seating overlooking beautiful countryside.

To one side, a low doorway opens to a lovely double glazed conservatory which has a wood burning stove, wicker furniture and French Windows leading out to the terrace and garden. In one corner of the lounge, a spiral staircase leads up to the large galleried master bedroom with a kingsize bed, a 3ft single bed with a pull out guest bed underneath, and an en-suite bathroom W.C. with hand basin and shower over the bath. The additional beds are in place to offer greater flexibility with a variety of bed combinations.

The enclosed rear garden overlooks the surrounding farmland and has a small lawn, gravel terrace and lower paved patio so that you can follow the sun all day. The garden which borders on to fields containing livestock is fenced but not totally dog proof so please ensure your pets are kept under control at all times.

Wainhouse Corner, just over a mile away, has a pub offering food, garage, and P.O. store and the nearest beach is 4 miles away at Crackington Haven. The holiday resort of Bude has a leisure centre, shops, restaurants, tennis courts and watersport activities, and the picturesque harbour at Boscastle offers stunning coastal walks and scenery; both are approximately 8 miles respectively. The cottage is perfect for families to enjoy a traditional beach holiday nearby and is also an excellent base for walkers and bird watchers, being within easy reach of the South West Coastal Path, Bude Marshes Nature Reserve and picturesque Bude Canal less than 3 miles away. 

Approached through a walled and gated patio garden, the front door set beneath an open porch roof leads into a central hallway with the original slate flagstones and the warm and cosy accommodation which retains much of its character with slightly sloping walls and floors. 
On one side is a beamed sitting room with comfortable lounge seating arranged before the inglenook fireplace, and on the other side is a pine fitted kitchen/dining room with a farmhouse table and the original cloam oven in the hearth.  Both rooms overlook the south facing front patio.

A carpeted staircase leads up from the hall to the first floor landing and two pleasant bedrooms with a kingsize and twin beds respectively, each with its own hand basin and lovely rural views, and an adjacent cot/play room.  Two steps continue up from the landing to the rear of the cottage where there are a shower room with hand basin, a separate W.C., and a further double bedroom with hand basin and views of the surrounding countryside and the owners working farm.  The additional bed spaces offer a variation for the numbers accommodated.

At the front of the cottage is an enclosed slate paved patio that provides a real sun trap and there is private off road parking for up to 3 cars in a lay-by opposite. The owner lives in a self contained annexe to the rear of the original cottage. Bude, 2.5 miles by road, has a wide selection of shops, pubs, restaurants, leisure centre and bowling alley

It is possible to walk or cycle along the scenic canal footpath passing through farmland to Bude, and there are numerous opportunities for water sports, coarse fishing, golf and horse riding available locally.  The picturesque villages of Boscastle, Tintagel and Clovelly are all within half an hour’s drive.
