The front door leads into a small lobby. An inner door leads to a light, airy dual-aspect living room with French doors opening on to the patio and garden, with views over the creek. A fitted kitchen runs along one wall, and there are comfortable dining and sitting areas with a quarry tiled floor. At the far end, one step leads to a double bedded room with views of the river and forest, and a bathroom W.C. with wash basin and bath with hand shower attachment.

From the living room carpeted stairs lead up to two bedrooms and a shower room W.C. with hand basin and double width shower. The large bedroom has a 5ft double bed and views over the creek and forest. The smaller bedroom has two single beds and a window looking over a pretty fountain, the river and forest. The garden, with lawn, flower beds and barbecue area, is stock fenced, but the proximity of water and wildlife may make it unsuitable for toddlers. Dogs must be kept under control.

Hatt , 1 mile away, has a garage, post office and small shop and there are two village pubs within a 10 minute drive.
There are two golf courses including the famous St Mellion (handicap required), yacht clubs and canoeing within a few minutes drive. There is horse riding, walking, and beautiful gardens to visit, and the beaches of Seaton and Whitsand Bay are about 30 minutes drive, as is the historic city of Plymouth with numerous attractions including Europe's largest marine aquarium.

Entered from the driveway where there is space for one car, a gravel path and two steps lead up to the front door, which opens to a hallway with a marble tiled floor that continues throughout the property.  To one side, a door opens to a light and airy living room with countryside views from two sets of French Windows, comfortable lounge seating, a dining suite and a smartly fitted kitchen area in one corner. 

To complete the accommodation, leading off the entrance hall are a shower room W.C. with hand basin and an adjacent bright double bedroom.  From both the sitting and dining areas, patio doors and three steps lead down to a south facing enclosed wooden sun deck with lovely far reaching views of the surrounding countryside.  You can’t fail to notice that the railed sun deck is also home to one of Jack’s Cows; a unique multi-coloured life-size cow sculpture part of a herd that were auctioned to raise money for local charities.  The owner can provide storage space for bicycles and beach gear. 

The village of Chacewater, 1 mile, has a choice of three traditional pubs and a small selection of shops and for a wider selection of amenities, the cathedral city of Truro is 6 miles.  The nearest beaches on the north coast are Chapel Porth, Porthtowan and Portreath all 6 miles away and the famous resorts of Newquay and St Ives are just a 30 minute drive respectively. 

The maritime town of Falmouth has plenty of shops, pubs, cafes and restaurants plus a choice of sandy beaches approximately 9 miles away and there are watersports centres at both Stithians Lake and Mylor Harbour.  There is a golf course and riding stables close by and the Cornish Way Coast to Coast Cycle Trail is nearby with bicycle hire available from Bissoe Tramways.

Open tread carpeted stairs go directly up from the sitting room to a landing where there is a bathroom W.C. with hand basin and shower over the bath, and an attractive dual-aspect bedroom with a 5ft double bed; zip linked which can be separated into two 2ft 6in singles.  There are two off road parking spaces located at one end of the group. 

The lovely churchtown of Veryan, famous for its round houses is 1.5 miles and has a village store / P.O. and a traditional country pub offering food, and the south facing sandy beaches at Pendower and Carne are 2.5 miles.  The picturesque cove and tiny harbour of Portloe is 2 miles and St Mawes is a 20 minute drive, home to one of Henry VIII’s best preserved coastal fortresses and where a regular passenger ferry operates to the maritime town of Falmouth.

Set a short distance down a quaint ungated pedestrian alleyway, a stable door opens directly to a spacious open plan living room with oak veneer laminate floor and painted exposed beams. There is a country style modern kitchen with a rustic dining suite and sitting area with comfortable lounge seating arranged next to the wood burning stove with a warm rug.

At the rear an arch leads through to the utility room with laundry facilities, coat pegs, storage cupboard and stable door to the small patio outside. In one corner of the lounge a narrow carpeted staircase winds up to the light first floor landing off which are two comfortable bedrooms; a double with a king size bed and two steps down to a twin bedded room. The small enclosed courtyard garden can be accessed through a gate from the pedestrian alleyway or through the stable door from the utility room with bistro table and chairs on the wooden decking. There are two allocated parking spaces in the Dolphin Inn car park nearby.  

Within a 5 minute walk the village has a dog friendly pub, church, playground and restaurant with a bus service to St Austell and Truro. The nearest local store/post office is in Grampound Road 2.5 miles, for a wider selection of amenities St Austell is only 6 miles offering a cinema, leisure centre, golf course and home to the famous St Austell Brewery.

The Cathedrial City of Truro is only 9 miles and there are many walks in the area with the gardens of Trewithen, Trelissick, Heligan and The Eden Project are all within 10 miles. The beaches at Porthpean, Gorran Haven and Portholland on the South coast are all within 10 miles and the beaches around Newquay on the North coast are within 15 miles. Mawgan Porth 1.5 miles has a pub, café, surf hire and local store and for a wider selection of amenities the resort of Newquay is 5 miles with many beaches, a zoo, leisure centre, bowling, cinema and aquarium. The famous harbour at Padstow is 9 miles where you can enjoy one of Rick Stein’s many eateries, visit the Elizabethan house at Prideaux Place, cycle the Camel trail to Wadebridge or take a ferry across to Rock with access to the beaches at Damer Bay and Polzeath by foot. For the water enthusiast the Extreme Academy at Watergate Bay provides many water based activities 1 mile away and is home to Jamie Oliver’s Fifteen restaurant. There are many golf courses in the area and the national Trust house Trerice and Lappa Valley Railway are within 6 miles.

Fronted by a small patio garden, half a dozen steps lead directly up from the road where the front door opens to a lobby area with coat hooks and an inner door into the hallway with a slate flag stone floor. There is a light and airy well-equipped kitchen / dining room at the rear of the cottage, fully fitted with modern units and a pine dining suite, and a wide archway leading to the sitting room at the front with comfortable seating facing the woodburning stove set in the hearth.

Carpeted stairs lead up from the dining area to the first floor landing where there is a bathroom W.C. with hand basin and shower over the bath and a nice and bright double bedroom with pine furniture and partial views looking down over the village rooftops towards the harbour. Rather narrow steep stairs lead to the second floor dividing at the top, to a spacious twin bedded room with views of the cliffs and harbour, and a further twin room with beds tucked under the eaves and sea views. There are electric convector heaters in all of the bedrooms.

A stable door opens from the kitchen to a service yard and a fairly steep flight of steps leading up to an outside W.C. and a small hillside garden providing a pleasant secluded place to sit with views of the sea and coastline. Young children and pets will require supervision in the garden. It is possible to load and unload directly outside the cottage and there is one car park space next door at the back. Further parking is in the public car park about 350 yards away.

The harbour, small shingle beach and all the village amenities are a short walk down the steep hill and there is also a pub offering food and a supermarket at the top of the village. There are lovely coastal walks in the immediate vicinity, and the sandy beaches at Polzeath, Daymer Bay and Rock are about a 15 minute drive, as are two 18-hole golf courses.

Stairs from the hallway lead up to the first floor landing, a bathroom W.C. with wash basin, bath with hand shower attachment and heated towel rail, and two pleasantly furnished bedrooms with a 5ft double and a single bed respectively, both with Velux windows. 

The villages of Lanner and Carharrack are both within a 5 minute drive and each have a local shop and pub, and Falmouth, with a choice of beaches and a wide selection of amenities is just 7 miles. The beaches at Porthtowan and Portreath on the north coast are both 6miles away, and the famous resorts of Newquay and St Ives are just a 30 minute drive respectively. 

The Roseland Peninsula can be reached in 20 minutes via the King Harry Ferry, and there are watersports centres at Stithians Lake and Mylor Harbour.  There is a golf course and indoor ski centre 5 miles away, riding stables close by and the Cornish Way Coast to Coast Cycle Trail is nearby with bicycle hire available from Bissoe Tramways.

A door opens from the rear hallway with two steps down to an external laundry room offering storage space of beachgear and three steps continue up to an enclosed lawned garden with a sheltered patio area.  There is an off road parking space for one car with additional parking available at the Barley Sheaf Inn nearby. 

The small unspoilt village of Gorran has a 15th century church, local shop/post office and a newly refurbished family friendly village pub, all within easy walking distance of the cottage.  About one mile away is the sandy beach at Gorran Haven and access to miles of stunning cliff walks along parts of the South West Coastal Path to places such as Dodman Point and Chapel Point

The working fishing village of Mevagissey is 3 miles away with a popular harbour and plenty of restaurants and pubs, and for a wider selection of amenities the town of St Austell is 9 miles.  For garden lovers, the cottage is just 3.5 miles from Caerhays Castle, 4 miles from the Lost Gardens of Heligan, home to Lobbs Farm Shop and a 30 minute drive to The Eden Project.  Cycle hire is available at Pentewan 6 miles away and there are several golf courses within easy reach.

Accommodation overview: Only 150 yards from the sea with elevated sea views from the sunny south facing garden, this pretty semi-detached cottage of great character is situated in the unspoilt Cornish fishing village of Portloe, tucked far down on the delightful Roseland Peninsula.  

Here, stoutly built cottages with slated grey roofs cluster along the lower slopes of the well sheltered and secluded valley and around the shores of a small Cornish cove where a few boats still unload their catch of lobster, crab and other fish.  

Proncha is within 60 yards of the coastal path and easy walking distance of the picturesque cove, slipway and pub.  There is a shop and sub post office at Veryan 1.5 miles away and Melinsey Mill offering cream teas and lunch is close by.  Several sandy beaches are a short drive away.  

Approached through a small walled and gated front garden, the front door set beneath an open porch leads directly into a comfortable sitting room with a slate hearth.  Linked by three steps is a maple fitted kitchen / dining room.  Both rooms have low beam ceilings and terracotta tile floors with rugs.  The windows, set into thick stone walls, look out over the garden.  

Upstairs are two bedrooms with a double bed and twin beds respectively and a bathroom W.C. with hand basin, shower over the bath and an access door to the garden.  Tucked into the hillside the main part of the garden has a grassed sun bathing area behind the Fuchsia hedge, flower beds and shrubs on three levels with a Gazebo providing shelter and a commanding view over the bay in the direction of Dodman Point.  Toddlers will require supervision.  

It is possible to unload the car outside the cottage; parking is available 50 yards away in the village car park (honesty box).  

The harbourside village of St Mawes is about a 20 minute drive where a passenger ferry operates to the maritime town of Falmouth.  The main shopping centres of Truro and St Austell are within easy reach as are many of the finest Cornish Gardens including Caerhays Castle, the Lost Gardens of Heligan and The Eden Project.

Approached through a small walled and gated courtyard at the front, the stable door opens into a long hallway with coat pegs, leading to a utility room with laundry facilities and an adjacent well-equipped fully fitted kitchen.  A wide archway leads through to a conservatory with dining furniture and patio doors open to a securely enclosed rear courtyard garden with a slate patio area and eight steps leading up to a raised decking with wooden balustrade. 

To one side of the kitchen, double doors open into a warm and comfortable beamed sitting room with lounge seating arranged before the working open fireplace and a low doorway giving access to the entrance hall. 

A carpeted turning staircase leads directly up in one corner of the lounge to the first floor landing where there are three light and pleasant bedrooms at the front of the cottage; a double bedroom and two single rooms, one with a 2ft 6in bed.  Two steps at the rear continue up to a family bathroom W.C. with hand basin and shower over the bath and the master bedroom with a kingsize bed overlooking the rear sun deck and en-suite shower room W.C. with hand basin. 

There is parking for two medium sized cars at a private garage across the road.  The property is within an easy five minute walk of the village store, dog-friendly pub, church and supermarket and the nearest sandy beach is at Porth, popular with families for its safe bathing, and is about a 15 minute walk by footpath.

Newquay has something for everyone including numerous beaches, a zoo, sea life centre and water park and is approximately a 5 minute drive or half hour walk.  Ten pin bowling, Treloy 9 hole golf course and coarse fishing at Porth Reservoir are all very close by.  Padstow and Wadebridge are a 20 minute drive, and Watergate Bay and Mawgan Porth are three and five miles respectively; the former is home to Jamie Oliver’s Fifteen Restaurant.

Entered from the narrow street that runs parallel with the seafront and forms part of the coastal footpath, this south facing property with accommodation arranged on 3 floors, is fronted by a wide pavement with space for beach chairs. 

Four steps lead up through a unique little porch with Burmese teak shutters salvaged from a ship and an inner front door opens into a central hallway.  On one side is a cosy sitting room with a solid bamboo floor and two comfortable sofas facing the woodburner and on the other side is a fitted country kitchen with some natural exposed stonework and a drop leaf dining suite

Both of the ground floor rooms have windows overlooking the sea and the slipway on to Girt beach.  In one corner of the kitchen, a low doorway and steep open-tread stairs lead down to a games room in the cellar with table football, storage space for beach gear, and still retaining some of the original niches when it was occupied by brandy smugglers

Carpeted stairs lead up from the entrance hall to the first floor where there are a double bedroom with fine views of the sea, a bathroom with vanity basin and shower over the bath, and a separate W.C.with small hand basin. 

A further staircase continues up to the second floor with a cloakroom W.C. and hand basin and two further bedrooms; a double with a ceiling open to the apex of the roof and lovely views of the coast and a single room overlooking the sea and PlymouthSound

It is possible to briefly unload outside the property and parking is in the village car park 100 yards away.  All of the village amenities are within a couple of minutes walk including pubs, cafes and a general store/P.O. The twin village of Cawsand also has a small selection of shops and eateries. 

Kingsand and Cawsand
have three small beaches with sand and shingle separated by areas of rocks all with lovely views.  The South West Coast Path offers splendid scenery around Penlee Point to Rame Head; Mount Edgcumbe Country Park and Antony House are within a short drive and there are several golf courses in the immediate area. 

Whitsand Bay
, 2 miles,has a long stretch of sand and rocks, and a summer passenger ferry operates from Cawsand Beach across the Sound landing at the Plymouth Barbican.
