Riverside pubs and cafés are plentiful and a number of Broadland centres offer bike hire or canoe hire (possibly the most delightful way to discover the lovely reed lined waterways and their abundant wildlife) and visitors can also hire boats at nearby Potter Heigham (4 miles) or take a pleasure cruise from bustling Wroxham – the capital of the Broads and home to the 'world's largest village store' as well as the train station for the Bure Valley narrow gauge steam railway. Close by newly opened Bewilderwood a magical tree top park promises children a day to remember and lovely dune backed sandy beaches are a short drive – Sea Palling lies just 6 miles away.
For lively family fun visitors need look no further than Great Yarmouth and its famous pleasure beach or Pleasurewood Hills theme park whilst Cromer also offers traditional seaside entertainments including a renowned end of pier show. Byegone museums craft centres and Blickling Hall (N.T.) area all within an easy drive as is the medieval city of Norwich with its magnificent cathedral castle galleries museums cinemas theatres and excellent shopping. A little further afield on the north Norfolk coast seal watching boat trips can be found at picturesque fishing villages many of which also boast pubs and restaurants serving superb locally caught seafood.

Only a few miles from the Royal Sandringham Estate - one of the Royal family’s country residences, which is open to the public and contains an exhibition of royal memorabilia from dolls to cars. Also easily accessible is the historic town of Kings Lynn with its pretty quayside and the Trinity Guildhall dating back to 1421.
There is excellent bird-watching all along the North Norfolk coastline, and many interesting little villages and towns to visit – Hunstanton is 12  miles distant and has one of the cleanest beaches in Norfolk with spectacular, striped cliffs in the background. The town also boasts Britain’s largest joke shop which should keep any child entertained for hours. Snettisham 7 miles and Norfolk Lavender 10 miles. Just 10 miles away is a beach at Heacham. Shop and pub 1¼ miles.

Accommodation overview: With its first floor living room, balcony and comfortable furnishings, this spacious and modern property is a delightful holiday retreat. It has its own large fenced garden, which leads directly onto the sea wall and a sandy beach. The balcony faces west and the sunset across the Wash can be watched. There is excellent bird-watching, cycling and seaside walks, and for golfing enthusiasts, there is a golf course to the rear of Gone Cockling itself. Bird-watchers can enjoy a variety of species to be found at Titchwell Marsh and other RSPB reserves around the coast, as well as those feeding on the sea shore, which can be admired from the balcony. The property is accessed via an unmade road (deterring through traffic).
A walk along the sea wall is Hunstanton, which provides all the usual attractions associated with a traditional Victorian seaside resort, including a small fun fair, indoor swimming-pool, and Sea Life Centre, sandy beaches (some of the cleanest in Norfolk) and rock pools. Close by is Caley Mill, home of Norfolk Lavender, covering some 100 acres transformed in summer to a haze of purple. Trips are possible to watch the harvesting of the flowers. There is a large gift shop featuring lavender items and a restaurant. Notable attractions abound in the area - the Queen’s country estate, Sandringham House and gardens (open when the Queen is not in residence) with the estate shop, restaurant and extensive walks; the Palladium mansions of Houghton Hall and Holkham Hall and fine Norman ruins at Castle Rising and Castle Acre. The historic town of King’s Lynn offers a wealth of ancient buildings to explore, including the splendid Custom House, the 14th-century Trinity Guildhall and the medieval warehouses along the quayside. Nearby Snettisham has a children’s animal farm with tractor rides to see the deer herd and an adventure playground. Bircham Windmill, an excellent example of a restored working windmill has a tea shop and small play area.
For a picturesque detour, Burnham Market boasts a collection of Georgian Houses clustered around a pretty green, and the birthplace of Horatio Nelson can be found at Burnham Thorpe. A small exhibition in All Saints Parish Church pays tribute to his life and a lectern made from the timbers of the Victory. Shops 1 mile.

All of the properties are over 200 years old and have been furnished and equipped to a high standard, with great attention being paid to detail to ensure they have retained their very individual styles. The expansive grounds are a delight and visitors to Sedgeford Hall may wander around them at their leisure.
Just 5 miles to the north, Hunstanton has all the seaside attributes for a lovely holiday: miles of sandy beaches with rock pools, majestic cliffs, a Sea Life Centre, amusements and water sports, as well as tennis, croquet, bowls, golf, shops, restaurants and inns.
Along the coast there are many delightful fishing villages including nearby Brancaster Staithe and Wells-next-the-Sea and, further on, popular Sheringham and Cromer (renowned for their fresh crabs and shellfish). Houghton Hall (7 miles), built in the 1720s, is one of England’s grandest surviving Palladian houses with an impressive model soldier collection. King’s Lynn (16 miles) offers shops, restaurants and a large leisure complex, with squash, football, cricket and a children’s outdoor play area.
Many people come to this part of Norfolk simply for its connection with the Royal Family. Sandringham House, bought by Queen Victoria for her son Edward, has become famous as the Christmas residence of the Royals. Visitors enjoy public access to the house, gardens, museum and park (the house is closed only when the family is in residence).
For walkers, the 4-mile stroll to Great Bircham is rewarded by its striking windmill perched on top of a hill, and the Peddars Way and Icknield Way are also close by. Locally there is indoor tennis, shooting and fishing, with two golf courses within easy reach. Shop 4 miles, pub ½ mile.

Bay Tree Lodge is situated just minutes from the heart of Wroxham, which is known as the capital of the Broads. There are plenty of waterside restaurants, pubs, cafés, and shops to choose from, and sailing, walking, nature trails, cycle hire and golf are all available locally. For children, BeWILDerwood offers an outdoor treehouse adventure with zip wires, jungle bridges, marsh walks and boat trips which all combine to add up to a great day out. Of interest, too, is Norfolk’s longest fifteen inch gauge line which runs between Wroxham and the ancient market town of Aylsham. It makes a pleasant way to see the picturesque Bure valley countryside - the 18-mile track follows the course of the stopping on the way at small country villages.
The coast, with its sandy beaches, is only 12 miles and offers the opportunity to experience the delights of attractive coastal villages. Cromer and Sheringham are traditional seaside resorts providing varied attracions for all the family. Alternatively the fine city of Norwich, 8 miles, is a good place to spend the day - visitors will enjoy touring the cathedral, museums, theatre and vast array of cafes and shops. There is a wealth of National Trust properties to visit in the area which includes Felbrigg Hall, Garden and Park (one of the finest 17th-century country houses in East Anglia), Blickling Hall (a magnificent Jacobean house with woodland and lakeside walks) and Sheringham Park (beautifully landscaped and renowned for its spectacular displays of azaleas and rhododendrons in late spring).
